One chance at a good first impression.

When it comes to Real Estate, marketing matters. It seems that high end marketing can often be reserved for selling your home and often rentals get a little left behind. It doesn’t take long when surfing realestate.com.au to spot some pretty average looking real estate marketing and it leaves you shaking your heard and uttering ‘what on earth were they thinking?’

In today’s world, digital is king (or queen) and if you aren’t presenting well online, the chances of converting that enquiry into a viewing are very slim. We live in an online world and if you don’t stand out, you are left behind.

We are big believers at Spark Property that rentals deserve the same attention as sales when it comes to marketing, which is why we include professional photography with every one of our new listings. Not only do professional photos create a lasting first impression, they can often add perceived value to a listing and can be used in the marketing for years to come. Just like you engage a property manager to manage your property, a photographer specialises in creating beautiful images that capture the essence and emotion of a property - we know when to pass the buck to ensure our Clients receive the best service.

In addition to the professional photography, we also offer floorplans, virtual tours and video options for our clients. Gone are the days that these extras were not essential, in a post Covid world they really are must-haves. This type of marketing ensures that no matter where in Australia (and the world) a prospective Tenant has the information at their fingertips, to be able to make an informed decision and apply for your property on the spot - even when they are stuck in Lockdown.

Additionally, the largest real estate portals offer premium listing options to their agents, which ensures the best possible exposure for your property.  In our opinion this is key in achieving the best result for your investment. When you are searching for a property, do you really scroll right through to page 10? Beautiful photography + the best exposure = results.

If you are marketing your property yourself or are using another agent, some top tips to ensure your marketing is looking its best are:

- Make sure the photos are horizontal on your real estate portals. Vertical photos don’t present well or fit in the frame. Also ensure they are oriented correctly – we see a lot that are the wrong way around which could lead to a very prompt scroll-on.

- Avoid the fisheye lens and birds eye photos - It leaves an impact, but it may not be the impact you are after.

- Ensure you have good lighting to make sure your home presents at it’s best.

- Less is more – Minimise, minimise, minimise! As much as we love seeing your stunning family photos when we visit, ensuring the property is clutter free and as neutral as possible allows the viewer to better picture themselves in the home.

High quality marketing isn’t outside of the budget or possibility for your rental property, you just need to find the right agent to make it work.
