→ How can I contact my Property Manager?

You can reach our team on 03 6311 1865. Please understand that often we are on the road or may be unavailable as we are meeting with our Clients or Customers at the time you phone. To ensure all of our valued Clients and Customers the same courtesy of our full attention when we are with them, you may need to leave a detailed message for a return call. We aim to return all calls within 24 hours – your calls are important to us.

Alternatively, you can email the team on: **sparkproperty@email.propertyme.com.** We regularly check our emails while we are on the road and can often provide a quick response to your queries where applicable.

We now have a new office based at 2 Russell Street Evandale, which we would love for you to visit! Please keep in mind that it is best to call before dropping in, as sometimes the office is unattended if we are out on appointments.

You can be assured that our team are updated and on the same page and can offer assistance at any time with your management needs.

→ Where can I find information on my rights as a Tenant?

The CBOS Rental Guide is a great resource for Tenants and Owners, that summarises a lot of the information under the Residential Tenancy Act.

→ How often are routine inspections completed?

Your first inspection will be completed 4-8 weeks following your move in date, then 3-4 monthly thereafter. You will be notified via email and SMS that the inspection has been scheduled. You do not need to be home for the inspection as we will have keys for access, however, you are welcome to be if you prefer. We ask that any dogs are either restrained or removed for the inspection to ensure the safety of our team.

→ What if I need to end my lease early?

We understand that sometimes circumstances change, and you may need to end your lease early. The first step is to contact your Property Manager to arrange a meeting to discuss your early terminations costs and obligations. We highly recommend that you speak with us before making any decisions to relocate or purchase a new home.

→ How do I access my Tenant Portal?

You can sign into your Tenant Portal if you are having trouble accessing this, please contact Caitlin on 0439 040 401 and we can talk you through it. The portal is a great tool to gain access to your tenancy information and to track and report maintenance.
